Intro
HDS was instructed by a multi national bank to complete a full site appraisal and development review for a failed development on Cemetary Road, Lye.
It was recommended that the best exit strategy for the bank was to seek consent for a redesigned scheme and to construct the site specifically for a pre agreed sale to a housing association. The revisions to the internal layouts would not greatly affect the external envelope or the grounds.
It was found that an RSL purchaser would complete a package purchase of the development at a considerably higher value than the market value at the time of review.
We await instruction to proceed with a full Development Management build-out.
Location
The development is a short walk from the town’s high street and the open space of Stevens Park. The development has good transport links with Lye train station under half a mile away and Birmingham International Airport less than 17 miles away.
