Intro
The current planning permission for 104 apartments and 5 commercial units, plus associated underground parking, is unviable due to high build costs and low re-sale values.
HDS have recommended a re-plan of the development to a private residential scheme comprising 74 units. Our suggestions would lead to a project capable of clearing all debt on the site and turning a profit for the controlling bank.
A full planning application has been submitted to the Local Planning Authority - we await the decision.
Location
The development has numerous local transport links including Devonport railway station that is under 0.48 miles away and Plymouth railway station that is just under 2 miles away with links to London and Penzance. Road access to Plymouth is provided by the A38 dual carriageway which lies approximately 3 miles to the north of the city centre and connects with the M5 Motorway at Exeter approximately 45 miles away.
